What is an ESA?
An ESA is conducted to reveal any potentially hazardous uses of the property. The report reveals if the soil or groundwater beneath the property has been contaminated and could pose a threat to the environment and/or future tenants. An ESA can be performed on vacant land, agricultural, multi-family residential, commercial, and industrial properties.
What Does a Phase 1 ESA Include?
When performing an ESA, we observe the property’s current uses and delve into local historical records to gain a better understanding of the property’s previous uses. Our inspectors will review records from environmental agencies, health departments, fire departments, etc., and interview current and past property owners. We will also uncover any title or judicial records involving environmental liens as well as activity and use limitations.
As with all of our inspections, we will promptly report our findings to you upon the completion of the inspection. An ESA will inform you of current contaminants and any past issues that have been remedied. This information will allow you to negotiate a fair price on the property and protect your future tenants (and your investment) from harm. Essentially, an ESA will inform you of potential liabilities before ever signing on the dotted line.
